These are the headlines. The full rules are in the Operating Manual and the Licence Agreement, both provided and signed before you move in. If anything here is unclear, read those documents before you sign and you can decide accordingly.
You already know from The Mission page why these standards exist. Here is what they look like in practice.
Your room is yours. Keep it the way you would keep your quarters. Clean, tidy, no odours, bed made, clothes stored, floor clean. If an inspection would embarrass you, sort it before someone has to tell you.
Communal areas belong to everyone in the building. That includes the man on the programme. Kitchen cleaned after every use. Surfaces wiped, dishes washed, no stale food, no rubbish left sitting. Bathrooms cleaned regularly, toilets spotless. Common areas clear of obstructions. If you would not want to walk into it, do not leave it that way for someone else.
Fire safety you already understand. No smoking anywhere in the property. No candles. No naked flames. No portable gas cookers or heaters. No e-scooter or e-bike charging inside the building. Oil filled radiators only with permission. Do not overload sockets or extension leads. Do not use faulty electrical equipment. Unplug what you are not using. Fire doors stay closed. Escape routes stay clear. Know your way out.
No alcohol on the premises. No drugs. The Mission page explains why. The man on the programme does not need a building that smells like a pub on a Friday night. If that is a problem for you, this is not the right place. There are plenty of flatshares in London that do not care what you drink. This building does.
No parties. No noise nuisance. You can have visitors but they are your responsibility, their conduct and their safety. Use your judgement. If your guest causes a problem, that problem is yours. The building has people in it who get up for work in the morning and a man who needs stability around him, not chaos.
Physical violence, antisocial behaviour, harassment, or discrimination of any kind: your licence is terminated immediately. No staged warnings. No process. You know what standards are. If you break them at that level, you are out the same day.
Do not sublet your room or share it without written permission. Do not change locks, add locks, or hand out copies of keys or access codes. The building's security depends on knowing exactly who is inside it at all times.
Keep your personal belongings in your room. Communal areas and corridors are not storage. No furniture, motorbikes, barbecues, or work equipment outside your room. No flammable liquids or gas cylinders anywhere in the building. You know why. Fire safety is not negotiable in a building full of people.
If you are going to be away for two or more nights, notify us in writing. The building relies on presence. An unoccupied room with no notice is a gap in the structure.
If something breaks, leaks, cracks, or looks wrong, report it through the maintenance app immediately. Do not sit on it. Do not try to fix it yourself unless it is urgent and you can do it safely. A small leak reported on Monday is a maintenance job. A small leak ignored until Friday is a ceiling on the floor.
Utilities are included under fair use. That means do not heat the building with the windows open, do not leave lights and appliances running in empty rooms, and do not treat included bills as a licence to waste. Running additional radiators when a decent temperature is already in the space is not fair use. Excessive usage carries a surcharge. Common sense applies. If you would not do it with your own money, do not do it with ours.
Your property address is temporary. You can use it for post while you live here. You cannot use it as a permanent address for credit references, debt collectors, or business registration. When you leave, the address stays with the building.
